Before We Write Offers
Pre-Approval Letter
Confirms your buying power before we make any moves. Connect with your lender — I'm happy to recommend someone if needed. Loop me in early so I can build a relationship with them before we start writing offers.
Proof of Funds
Bank or investment statements showing you can cover the down payment and 3% earnest money deposit (EMD). Screenshots are fine.
How We'll Find Your Home
Send me anything you like — I'll contact the listing agent, get details, and arrange showings. I'll also set up a custom search that sends you matching homes automatically. If you attend an open house solo, let them know you're represented and give them my info.
Key Phases of the Process

Making the Offer
We'll strategize together, then I'll submit your offer with all key dates built in — inspection, appraisal, loan contingency, and closing. Once submitted, I'll send you a clear timeline of every deadline. The seller can accept, counter, or decline. If accepted, we move into escrow.

Escrow Opens
Your lender initiates disclosures and locks your rate. Escrow and title are opened by the agents. You'll wire your earnest money (3%) directly to escrow — the escrow officer sends wiring instructions securely. We'll review all seller disclosures and property documentation, and a Transaction Coordinator keeps everything on track behind the scenes.

Inspections & Negotiations
I schedule and attend the general inspection — your attendance is optional. If needed, we bring in specialists (roof, HVAC, plumbing, electrical). Once we have the report, we'll decide together whether to move forward, renegotiate, or request repairs.

Appraisal & Loan Finalization
Your lender orders the appraisal — it must come in at or above the purchase price. Final underwriting runs simultaneously while escrow prepares for closing. I'll flag anything that needs your attention.

Final Stretch
Once we get the Clear to Close, we schedule your final walk-through. You'll sign closing documents, wire remaining funds, and take ownership of your new home. 🎉🍾
